Terminal Cap Rate

Terminal cap rate: Metric used to determine the resale value of a property at the end of the holding period. Expected net income for the year it's sold divided by the property's sale price. It is usually used to estimate the resale value of an investment when it is sold. If it is lower than the going-in rate when they are compared, it typically means the property increased in value.
